As Sr. Director of Marketing, you will be entrusted with executing our marketing vision through the leadership of a dynamic, cross-functional team of Regional Marketing Managers. This executive-level role requires a strategic, results-oriented leader with a deep understanding of brand-building, digital innovation, and community performance. You'll drive marketing execution across lease-up, stabilized, and repositioned communities, ensuring our marketing strategies translate into real-world leasing success, community identity, and resident connection. This role is central to shaping how we show up in the market and build meaningful relationships beyond the walls of our buildings.


ESSENTIAL JOB DUTIES AND RESPONSIBILITIES

  • Champion Kairoi’s brand purpose by integrating “the art of neighboring” into every aspect of marketing execution—from digital campaigns to onsite experiences—ensuring our communities feel as authentic and welcoming as the people who live there.
  • Provide executive leadership, strategic direction, and oversight for all marketing operations across the organization, including brand management, digital marketing, communications, market research, and marketing operations.
  • Establish the strategic direction for marketing initiatives, ensuring alignment with overall business objectives, and oversee the development and implementation of comprehensive marketing strategies to achieve organizational goals.
  • Direct the development, implementation, and management of brand strategy, ensuring brand consistency, enhancing brand equity, and overseeing the development and implementation of brand guidelines and standards across all channels.
  • Oversee market research, data analysis, and performance tracking to identify market trends, understand customer behavior, measure marketing effectiveness, and optimize marketing strategies to maximize ROI.
  • Direct the execution of digital marketing strategies, including SEO, SEM, social media marketing, email marketing, content marketing, online advertising, and marketing automation, to enhance online presence, generate leads, drive traffic, and achieve digital marketing objectives.
  • Oversee the planning, execution, and management of marketing events, including company events, conferences, and promotional activities, ensuring successful event outcomes, maximizing brand visibility, and achieving event objectives.
  • Direct the creation of high-quality, compelling, and innovative marketing content across all channels, including website content, marketing materials, advertising copy, social media content, and video production, ensuring brand consistency, effective communication of key messages, and engaging content that resonates with target audiences.
  • Oversee the development and management of marketing budgets, ensuring efficient allocation of resources, meticulous monitoring of expenditures, and maximizing ROI of marketing investments to achieve financial goals.
  • Collaborate with executive leadership, regional teams, and other departments to align marketing strategies with overall business objectives, provide strategic marketing counsel, ensure effective communication and collaboration across departments, and support organizational growth and success.
  • Oversee the continuous monitoring of industry trends, emerging technologies, competitive landscape, and best practices, and direct the development of innovative marketing strategies and initiatives to maintain a competitive advantage, drive business growth, and position the company as a leader in the industry.
  • Provide executive leadership, mentorship, and guidance to marketing teams, fostering their professional development, driving a culture of excellence, collaboration, innovation, and accountability.
  • Effectively lead and manage a geographically dispersed team of Regional Marketing Managers, establishing clear expectations, performance metrics, and consistent accountability to ensure alignment with organizational goals and operational excellence.
  • Must be able to travel up to 50%, including regular visits for community walks, in-person team meetings, and business development opportunities to ensure on-the-ground marketing aligns with our elevated brand standards and supports performance at the community level.
Requirements

SKILLS AND EXPERIENCE

  • Bachelor’s degree in Marketing, Communications, Business Administration, or a related field is required; Master’s degree in Marketing, Business Administration, or a related field is highly preferred.
  • 11+ years of progressive experience in marketing, with 10+ years in a senior leadership role.
  • Extensive experience in the real estate or property management industry is preferred.
  • Expert-level understanding of marketing principles, brand management, digital marketing, communications, market research, and marketing strategy.
  • Proven ability to provide visionary executive leadership and strategic direction to a large marketing organization, fostering a culture of excellence, collaboration, innovation, and accountability.
  • Unparalleled expertise in developing and executing comprehensive marketing plans, brand management, digital marketing strategies, and marketing communications.
  • Advanced proficiency in marketing automation tools, CRM systems, content management systems (CMS), data analytics platforms, social media management tools, and Google Suite, with the ability to leverage technology to drive marketing effectiveness and efficiency.
  • In-depth knowledge of marketing trends, emerging technologies, digital marketing best practices, social media platforms, and marketing analytics.
  • Exceptional communication, interpersonal, presentation, negotiation, and influencing skills, with the ability to effectively communicate complex marketing concepts to a wide range of stakeholders, including executive leadership, the board of directors, investors, regulatory agencies, and the public, and to build and maintain strong relationships with key stakeholders.
  • Broad operating experience in markets across the US.
  • Must have a valid driver's license with no major infractions in the last 12 months.
